For sale direct from the owners!

Currently, the owners live on the ground floor of this large, traditional town house. This space equates to around 200M2 and provides a very comfortable 3 bedroom, 2 bathroom family home but the house offers so much potential, it is hard to cover it all.

The first thing to say is that the first floor measures roughly the same as the ground floor so this could easily be refurbished to provide a home of 400M2 with plenty of bedrooms – 6 plus easily. Adding bathrooms to these bedrooms could easily give future owners the ability to cater for holiday rentals by way of B&B or longer stays.

The current owners have the following accommodation on the ground floor from 9 large rooms – large living room/kitchen, pantry, sitting room, 3 Bedrooms (2 en-suite bathrooms), office, dining room, study and shower room.

The house is packed full of character, with original “boveda” ceilings (some of which with hand painted designs) and original hydraulic tiled floors. This is a house of stature and not just with the size – it is a palatial home with a double fronted façade. It is the sort of place you would happily enjoy for a holiday whilst exploring Extremadura, Sevilla and Cordoba.

In addition to the main house, the property also benefits from a 40m2 annex which is currently used as an artist studio and hobby space. There are also 3 large barns which provide around 300 m2 of space and these can be used for a multitude if purposed.

The main house was refurbished in 2009 with a new roof, new drainage, 3 bathrooms installed and much of the house was re-plastered. The rear courtyard garden was created at this time and the annex and the two large barns re-roofed too.

The house does need some updating, decorating and improvement but nothing too serious.

This fantastic opportunity offers a huge amount for new owners, including…

♦ A comfortable 200M2 main house with 3 bedrooms which can be enjoyed straight away

♦ A further 200M2 of first floor space, ripe for refurbishment into further accommodation

♦ Separate annex of 40M2, currently used for a craft workshop

♦ 3 large barns (300M2 in total) ideal for a number of uses – classic car storage, workshops, home business, extra craft workshop or large artist studio

♦ Many original features throughout and full of Spanish character and charm

♦ In the heart of a small but thriving village – a short stroll to local amenities

♦ Located on urban land – perfect for a variety of uses going forward

♦ All mains services – water, electric, landline phone and Internet

♦ Great access to Badajoz and Seville (1 hour), Cordoba (1.5 hours) and the whole of the beautiful Extremadura region.

Outside Space

Most townhouses in Spain have little or no outside space which is a real issue – this one comes with a large courtyard space in between the main house and the craft annex. This space measures around 140M2 and could easily accommodate a plunge pool and outside kitchen area.

Further on from the annex and you have more outside space – this can be made into formal gardens if required and with a little work, the existing fruit trees could flourish.

A covered parking area is ideal for the car.

There is also a rear entrance with double gates – perfect for access to the barns.

Potential, potential and more potential…

It is hard to grasp just how much potential this house offers – the first floor of the main house, the existing annex being used as a craft workshop and three massive barns which have all benefitted from new roofs. The scope for creating a home business, workshops or even just for storage, the opportunities are endless.

The property would easily be converted into a B&B or boutique hotel with the addition of more bedrooms and bathrooms. Equally, with so much space on offer, you could also create independent suites with a small kitchen too.

With so much outside space, the property could also become a rescue centre as the current owners have been helping blind and deaf dogs and cats over recent years. The current owners are keen to point out that the care of these animals has led to a lack of modernisation and decoration in recent years – nothing too drastic, just some TLC!

The house is a comfortable family home as it is – the original thick walls mean there is a cool ambient temperature in the summer and these also help to keep the house warm in the winter.

Villagarcia and Extremadura

The house is situated in a small but thriving village midway between Cordoba and Badajoz in the Extremadura region. While the village is not large (around 1,000 inhabitants), you will find an infant and primary school, a good selection of bars, a library, supermarket, pharmacy and other essential stores, traditional bakery, swimming pool and sports hall – and a doctor where you can turn up and see him any morning (really!). However, these are not like a traditional British high street, the shops are often hidden away down little village streets.

The property is also close to the Sierra Norte Natural Park and the city of Sevilla. This is important for the airport and International flights.

The nearest town is Llerena, packed full of history and with a train and bus station as well as a large hospital, two high schools, bigger supermarkets and, of course, all the other things you would expect in a town of that size.
